Hypixel Housing permissions: groups, roles, and safety

Permissions decide what each group in your house can do, from pressing buttons to placing blocks. This guide shows where the permissions menu is, how to change a group’s permissions, and which ones to keep locked so your plot doesn’t get griefed. How groups and permissions work

By default, your house is yours alone to edit, and visitors can look around but not build. Everything beyond that runs through groups, which players also call roles or ranks. You create groups, choose what each one can do, and assign players to them, so changing a group’s permissions changes them for everyone in it.

Each permission is a simple on or off switch, and there are a lot of them: as of October 2026, the editor runs six pages. They cover everyday things like pressing buttons and pulling levers, bigger ones like building, flying, and teleporting, moderation like kicking and muting players, and the powerful ones that let a group edit your house’s actions, commands, menus, and regions.

Where to find permissions

Open the Housing Menu with the Nether Star in your hotbar. Permissions and Groups is the paper icon in the middle of the bottom row, and it’s where every group and its permissions live.

How to change a group’s permissions

It only takes a few clicks to get from the Housing Menu to any permission.

  1. Open Permissions and Groups. It’s the paper icon in the middle of the Housing Menu’s bottom row.
  2. Pick a group. Click the one you want to change to open its Edit Group menu.
  3. Click Edit Permissions. It’s the book at the end of the second row.
  4. Turn permissions on or off. Click a permission to switch it. The change applies to everyone in that group.

  • Switch a permission. Click it. Hover first to read what it does: the tooltip ends with “Click to enable!” or “Click to disable!”
  • Read the colors. Green means on, and gray means off.
  • Change pages. Use the white arrows at the bottom left and right. The title shows which page you’re on, like (1/6).
  • Go back. The white arrow in the middle of the bottom row returns to the previous menu.
  • Search. Click the compass to find a permission by name.
  • Close the menu. Press Esc.

Build and Offline Build

Build is the permission players ask for most, and Hypixel’s own tooltip explains it best. With Build on, players in the group can place and break blocks while you’re in your house.

That warning is worth taking seriously. Hypixel’s Housing Content Rules make owners solely responsible for everything on their plot, including what other players create. If someone you gave Build to makes something that breaks the rules, you answer for it, even if you never saw it.

Offline Build is riskier still

Offline Build lets a group keep building after you log off, when nobody is around to moderate. If you’re ever banned, it keeps working while you can’t log in. It’s off by default, and that’s the safest place to leave it.

Permissions to keep locked

Most permissions are harmless. These are the ones that get houses griefed or their owners punished, so keep them off for guests and regular members, and save them for people you know well.

  • Build and Offline Build. You’re responsible for everything built on your plot, and Offline Build means nobody is watching.
  • Pro Tools. They can wipe out huge areas in seconds.
  • Fluids (water and lava). Floods are the classic grief. Many hosts unlock fluids only in trusted builder ranks.
  • Changing gamemode. In Survival, a player can break ice to release water.
  • Item Editor. It lets players use /edit to make custom items, including inappropriate ones.
  • Housing items, like holograms and NPCs. They’re an easy way to post spam or inappropriate text.
  • Kick, mute, and ban. Only for staff you trust.
  • The Edit permissions. Edit Actions, Edit Event Actions, Edit Commands, Edit Functions, Edit Custom Menus, Edit Regions, and the rest give a group full control over those parts of your house. Keep them for yourself.

A safe way to set up your groups

A few habits keep your house safe without making it any less fun to visit.

  • Start small. Give visitors only what your house needs, like buttons, and turn more on later. It’s easy to add a permission and much harder to undo what someone did with it.
  • Make a group for people you trust. Keep building and the other risky permissions in their own group, and add players to it one at a time.
  • Let players earn the risky ones. Many Free Build hosts keep fluids off for regular builders and unlock them in trusted ranks like Build II and Build III.
  • Set group priority with care. Priority decides who can manage whom, so make sure staff can’t promote themselves or act on anyone ranked above them.
  • Never give anyone full access. Hypixel advises against it, even for players you trust.
  • Check who you’re promoting. Impersonators are common in Housing, so don’t hand out staff or high permissions because someone says they’re a well-known player. That includes CTG123456: if someone claims to be CTG, message ctg123456 on Discord to check.

If things go wrong: kick loops

Sometimes the safest move is to keep everyone out. A kick loop is an action that sends anyone who joins straight back out, often with a message or menu explaining why. Free Build hosts use one to lock their house while they’re banned, so nobody can build on the plot while they’re away.

Setting one up takes access to your house’s actions. You can build it yourself ahead of time and leave it switched off, with a staff-only command to turn it on, so you never have to hand out the Edit permissions. If a kick loop ever locks you out too, join your house in Safe Mode, where no actions run on you, and turn it off.

And if the wrong people end up in a group, the Edit Group menu can remove every player from it at once, offline players included. That can’t be undone, so double-check the group first.
